The purpose of this communiqué is to offer my sincere appreciation for the hard work that you did for the sale of the property belonging to my mother. This was a very contested and ugly estate sale whereby one family member had orchestrated a series of events whereby the remainder of the family had to go to court to receive some relief. In preparation for selling our home we researched the market, put the house in selling order and interviewed at least three realtors. We are very pleased with the outstanding and professional performance by David Hitt. Prior to placing our home for sale we interviewed many real estate brokers. Most of those we interviewed exerted a pressure to commit to signing an agreement appointing them as our broker. When we interviewed David the pressure was entirely absent and he was able to work with our uncertainty and reluctance to sell since we loved our home and neighborhood. David was patient, willing and able to clearly explain every process in the sale of a home we posed. This was the first time we have sold a home.

We interviewed David in September 2005 and it was not until March 2006 that we decided to list the home for sale. In the six months from our first interview to our decision to choose David as our broker he was there for us when we needed information or opinion concerning the pending sale.

When we gave him the go ahead to sell our home everything went like clockwork: His photographer was excellent. We exchanged ideas of shooting subjects and angles with him. The photos were right on the first take. A day or so later the Coldwell Banker “For Sale” sign was seen well displayed on our front lawn. In the plastic holder a stack of full color sheets displaying our home appeared. They looked very professional and even better than the 'proof we had approved the day before. The sign looked so good on the lawn that we photographed the setting.

Open house on alternate Sundays became a pattern of our lives for the duration of our showing our home. David kept us posted on the activity of the open house. We called him to tell him of various home improvements we were making. He offered suggestions to improve the chances of success and soon afterward we were successful. We sold for an acceptable price in a slow market.

During the time the house was up for sale we had many opportunities to meet with David. We were impressed with his sincerity; focus on priorities, knowledge, energy, and eagerness to succeed. We met people who work with him and they regard him highly. But the most important character about David Hitt is his innate friendliness and humanity. For this reason we regard him as a friend and recommend him when you need a great real estate broker.

I am writing to inform you of the very positive home-buying experience that my partner, Dennis Guthrie, and I had with one of your agents, David Hitt. Dennis and I have been together for 21 years, and in that time, we have bought and sold numerous homes. Our realtor experiences have ranged from wonderful to infuriating: We actually became dear friends with our realtor in Orlando, where we lived for many years, and she helped us sell and buy several homes there. On the other hand, our realtors in Atlanta, where we moved from Orlando, were horrible-unfamiliar with the areas; unplanned time-wasting trips; and completely unsupportive in the final purchase of our house, which was brand-new construction, still in the building phase when we signed the contract on it.

David proved to be a wonderful realtor, and even a friend and ally, in our final purchase in Los Angeles. Dennis and I had been looking for a Southern California home for years, and moved into an apartment in Orange County in September 2006, after selling our home very quickly in Atlanta. We first met David in July 2006. David proved incredibly patient and understanding in dealing with Dennis and me, as we overcame our “sticker shock” to the California market and as we explored and learned our way around the Los Angeles-area communities. David always had our trips completely well planned and organized, even allowing for meal breaks. He showed us potential homes over the months throughout Los Angeles, West Hollywood, Hollywood, Hollywood Hills, Silver Lake, Echo Park, North Hollywood, Van Nuys and Sherman Oaks.

Dennis and I had a long-term lease on our apartment in Orange County, and even though we didn’t care for apartment-living, we were in no hurry to find a place to buy. I think most realtors would have given up on us, as a “waste of time,” perhaps thinking we were just “lookers,” and not serious buyers. But David persisted in staying by us and organizing trips throughout Los Angeles between 2006 and 2007.

Finally we found the perfect place, a new condominium in exciting Hollywood, just one block from the gym and close to “the action!” Unfortunately, the listing agents proved to be completely unhelpful in the ensuing purchase, causing Dennis and me to make numerous time-consuming trips up from Orange County to the condo to make pre-purchase inspections, only to find the unit was no where near ready for an inspection. This was infuriating, as Dennis and I both have very busy schedules. When we finally did do an inspection, and the listing agents advised us that everything was completed on our long punch list, we made yet another trip to Hollywood, only to find that virtually nothing on the list had been repaired or corrected and that the workers making the repairs had never even see our list! We had truly reached a point of frustration where we were ready to just cancel, but David stepped in and saved the deal. He “covered” for the lack of support by the listing agents by doing things that they should have been doing all along, to the point that he even went out to the unit with our punch list and inspected everything himself, before Dennis and I made another trip up from OC.

David’s dedication to us and to pursuing the final completion of the sale is above and beyond that which should be expected of a realtor. In addition, he always proved to be incredibly courteous and friendly, not just to us, but to everyone we encountered along the way. He did such a fine job in helping us find the ideal home, we plan on staying here for a long time, but we will most certainly recommend his services to friends who may be in the market for a new home.

I wanted to write to you to express my complete satisfaction with my recent home sale represented by David Hitt and Coldwell Banker. In August I purchased a new home with David and was completely satisfied. I was planning on keeping my old house because I had spent ten years there and had grown attached. I thought I would keep it and just rent it. After I move to my new home I lost all attachment to my old home. Based on my very positive experience with David representing me as a buyer, I chose him to represent me as a seller.

David did a very nice presentation on what he would do to sell my home. He presented several comps and we discussed at least the various options and approaches we could take toward selling my home for a good price and in a reasonable amount of time. I listed my home with David and he held off showing for a week or so until I completed some needed repairs that would help command the best price. He held a broker’s open on a Tuesday and by Thursday presented me with two offers. He provided good feedback on the counter offer process and both offers accepted my counter offer of the full list price. I accepted the best qualified offer with a backup offer in hand. The first offer rescinded after a few days and we then went to the backup offer. David ensured that once we entered escrow on the second offer that things moved along quickly. He assisted at length with the inspection process and repair negotiations. The escrow moved along and closed quickly.

David is a delight to work with and very professional. He is skillful in the real estate process and possesses keen negotiating skills. He helped make the sale an easy and positive experience. My personal experience in the real estate market was extremely limited before January, 2005. I work for a company that strives each day to exceed customer expectations. We can take a lesson or two from David Hitt. I met David through a colleague who informed David that I was preparing to sell my Los Angeles home and buy a home in the Palm Springs area. I was certain that I was going to use a realtor from the firm that I had used several times prior but agreed to hear David’s presentation because he seemed like a nice person.

I was so impressed with his thorough, detailed, and professional presentation that I signed the contract at our first meeting. It was the best decision I have ever made. Why?

I had an offer on my home within two weeks for a thirty day escrow. Due to extensive termite damage to the beams escrow became a nightmare that took four months to close. Dealing with contractors, soil engineers, structural engineers, and the city of LA is not an easy task. However, David did it all. To him it was not a nightmare. He held everyone accountable and kept everyone on the same page when things got a little crazy. He also kept them as close to deadlines as possible. David is an expert at anticipating problems or situations that might occur and having an action plan in place should they occur and they did. I know I was not his only client but I felt like it at all times. I was always kept informed.

During this time David accompanied me to the desert on several occasions in the July heat. He helped me select a wonderful home after viewing lots of properties. The seller did not want to extend escrow beyond a month as the value of the house had gone up in a month. David and his team worked a minor miracle and I was able to move in three months before the close of escrow on my Los Angeles home.

David is an expert in his field who goes the extra mile to ensure that his clients are well taken care of. There were several times that I felt discouraged during the construction delays but David was there to provide encouragement and support at all times. He also had to work very closely with the buyer’s realtor to address their requests and concerns.
