I will input the listing into the Valley and LA/Westside Multiple Listing Services with 10-20 photos of the property.

I will advertise weekly in various news publications (Los Angeles Times, MLS Open House Guide, Homes and Open Houses, Homes and Land, Daily News, Hollywood Reporter, Variety, Dream Homes, CB Previews International Magazine).

I will hold regular Broker’s Open Houses and Sunday Open Houses (if desired). Advertise in print publication and online (Los Angeles Times, MLS Open House Guide, Daily News, www.camoves.com, www.coldwellbanker.com, www.openhouse.com, www.themls.com, www.realtor.com, www.zillow.com.  

I will show property to all prospective buyers. I will follow up on all showings and provide feedback to the seller.

I will install a "For Sale" sign and brochure box in the front yard.

I will advertise on various Internet Websites with 10-20 photos of the property and virtual tour www.HomesInTheValley.info, www.DavidHitt.com, Yahoo! I will prepare Color Brochures with interior and exterior photos for the property. I will have Flyer Service distribute brochures to all real estate offices in the area.

I will send out "Just Listed" postcards and drop door to door open house invites to homes in the surrounding area.

I will property information & photos to all Coldwell Banker agents in Southern California and to all Top Producing Agents in the area.

I will provide weekly updates & copies of advertising.

I will give suggestions on things that can be done to improve the overall look of the home so that it will show well. First impressions are everything!

Additional services I provide to sellers:

1) I provide cutting edge marketing with the utilization of the most up to date technology to provide the maximum exposure possible for your home. (Detailed above).

2) I will notify you upon receipt of an offer or offers. I will review and provide explanation of terms of each contract. I will negotiate the best possible price and terms on your behalf.

3) I will go over and explain all legally required disclosures, real estate and escrow documents with you.

4) I will coordinate all inspections, appraiser, termite and retrofitter. Insure all deadlines and contingencies (buyer’s inspection, loan approval/appraisal, buyer’s review of disclosures/reports) in the Purchase Contract are met.

5) I will coordinate ordering of loan documents and delivery to escrow along with remainder of buyer’s necessary monies to close escrow on time.

6) I will set up the Buyers Final Walk Through.

7) I will coordinate loan funding, transfer of title, delivery of the keys and delivery of your check at close.
