David & Josephine were just wonderful, they did everything... all the questions that I had, they answered, they did the paperwork, they sold two of my houses that I had up for sale, one in Van Nuys and one in Sherman Oaks. To Whom It May Concern:

Let me start by saying that thanks to the dream team of Josephine Rossi and David Hitt I am now a true "believer" for attainment of a competent and dedicated realtor for completing a real estate transaction.

Before I jumped into the real estate market as a first time home buyer let me be honest and say that I had many reservations for paying fees to realtors as many home buyers and seller may think. Well, let me just tell you that Josephine and David were worth every penny!

Josephine was amazing at anticipating problems by preventing them in the first place. She is extremely experienced and knows exactly what needs to take place to move the transaction along. Josephine was instrumental in contacting competent inspectors from the sewer, to the chimney inspector to a structural engineer. With Josephine there was never no for an answer, she always had a solution to a problem. Because of her advice, I was able to quickly secure quotes from competent inspectors to negotiate a fair market value for the house in the nick of time. By so doing, she saved me thousands of dollars. Right from the start Josephine "got on the ball" and scheduled things promptly. At the beginning I wondered why things had to go so quickly but boy! did I learn toward the end of closing that had things not been done as she scheduled them, escrow would have never closed properly.

Another trait that made Josephine invaluable to have was her availability and ability to work with your schedule. I lost track of the countless times I called her last minute to schedule follow up inspections as well as to meet with contractors, designers, etc. She was always available which made the whole process easier to manage. I also liked the fact that Josephine teamed up with David so I felt that I got double the time and agents by having them both work for me to close the transaction.

Josephine was very personal and attentive. For example, she stayed in touch with me and kept me apprised of escrow while I went away on a business for a week out of state. Josephine took control of things in my absence and kept all parties on check to ensure escrow would close on time. I would have never expected this from her but this is exactly the very quality that defines excellent service, which Josephine provided. To further exemplify her caring and attentiveness to her clients, when negotiating the final sales price of the house, she went the extra mile to ensure that the sellers accepted our counter offer the night before me and family went out of state during escrow. She was kind enough to call us that very same evening and give us the great news personally herself. She made our trip as we didn't have to worry about price wards while on the road. I was amazed at the level of service she provided.

Towards the end of the escrow, when escrow and the lender were dragging, she took it upon herself to pressure the lender, escrow and seller's agent to close the deal. Words simply cannot describe how satisfied I am with her service. In short, do yourself a favor, retain the services of Josephine and David. You will be sooooooo glad you did. I will vouch for them at anytime and feel free to contact me at [private] with any questions that may prevent you from making the right choice. To finalize, thank you Josephine for all your hard work to get our dream house!!!!
